Design

Do I need planning permission for my project?
The team at Loomin can help you determine if your build project falls under something called ‘permitted development’. If it does not, you’ll need to apply for planning permission.

Under UK planning policy you are able to build on your property without planning permission if the proposed development falls under certain rules which will be well documented by your Local Authority.

Even if you can build under permitted development, we still advise that you apply for a lawful development certificate, we will arrange this on your behalf.
How long does it take to gain project approvals?
Most London Authorities will consider your application within 8 weeks of application, however, each council has it's own process and the length of time will depend on the simplicity or complexity of your build.
What happens if my application is refused?
In 99% of refused cases the council will provide you with an explanation. We will analyse the issues that have been raised and advise on solutions to satisfy the council’s requests.

We will then resubmit your application and also alert you at this point if there are any additional costs.

It is not unusual for planning permission applications to be refused, but with proper research and the correct plans and elevations, this likelihood can be reduced.
How do I prepare for my layout and design sessions?
Once you have instructed us to take on your project we will invite you to take a detailed questionnaire which will help our designers understand how you use your space, we will then assist you in setting up an inspiration board where you can add as many layout inspirations as you wish. The more you can decide during your Layout Discovery, the richer the floor plan proposals will be during the design session.
When is the last point at which I can make design changes?
Design changes requested after completion of the design approval document will result in a change order. A change order is work that is added to or removed from the scope of work in this document, which alters the cost and the completion date of the drawings. Any changes made after this point will incur an additional 20% Loomin services fee.
Are your plans the same as a local Architects drawings?
The drawings we provide are created to the same (if not better) standard as your local Architect. Our plans are created by an experienced member of our design team and will include everything the council require to process your planning or permitted development application. By streamlining our process and removing the unnecessary site visits we can provide the same detailed plans at a much cheaper price.
What Is building control?
Building control is responsible for checking and approving your building regulation drawings, specifications and structural engineering documents. You can opt for either the local council or a private firm that will appoint a building inspector to liaise with your builder and visit the site throughout construction to ensure building regulations are being complied with. A building control application must be submitted prior to the commencement of construction works for all building projects.
What building control do?
Upon approval of your planning application your building regulation drawings and engineers’ calculations will be submitted to building control for an application, this is to ensure all the information we have provided is double-checked and compliant by a third party before work commences. This also goes for the builder too, the inspector will ensure the builder has followed our plans and installed them correctly resulting in a certificate, signing off the project. Once the application has been submitted you will receive the name and number of your assigned inspector who your builder can contact to arrange the different site visits.
What can I expect during my site survey?
A member of our Design Operations team will arrive at your home on your scheduled date and time to conduct your site survey. Typically, this takes an hour per room. During the first half of their visit they will take photos, videos & measurements of existing conditions as well as make note of any field conditions that could change the scope of your project. Once they have completed these measurements they will ask you a few questions about your intentions for the space & other relevant information. This context is helpful to capture prior to your design session. They will send you a recap email detailing any additional scope that has been added to your project. If there are cost implications associated with these changes, your project planner or designer will reach out to review them.

Contractor Matching

How do I find a reliable and qualified general contractor?

Loomin will help you find a general contractor with liability insurance, who has been vetted and certified by us. The process is simple:

  1. Go to loomin.build and click Get started, and tell us about your project.
  2. Make an appointment for a free consultation with a Loomin Renovation Expert.
  3. If you need architectural or structural plans or the help of an interior designer, your dashboard will automatically generate a quote for this. Our surveyor will visit your home to understand the scope and take detailed measurements.
  4. Once your designs are complete, we will scope your project and provide a detailed budget estimate within seven days.
  5. Meet with Loomin’s certified general contractors and get quotes, using the exact same scope of work from the initial estimate. We'll evaluate the proposals together.
  6. Save on cost by utilising the LoominProcure services, opt-in on our platform and ensure your project is executed using high-quality materials.
  7. Once you have appointed a contractor and signed all contracts, we'll be here to answer any questions right until the project is complete.
How do I get a quote for my renovation project?
Visit loomin.build and click Get started to tell us about your project. After following the steps listed above, you will receive three to five quotes from our network of certified general contractors.
Why should I take the time to describe my renovation project in detail?
The more detailed the renovation description, the better Loomin will be able to assess the scope of work and provide an accurate budget estimate.
Can I get help to describe my renovation project?
We encourage you to try to describe your renovation project as best you can. When you meet with your renovation expert, they will help you fill in details and provide a clear assessment of the work to be done.
What should I do once I have received quotes from contractors?
Before choosing a contractor, we recommend that you meet with them to discuss their proposal. To avoid misunderstandings, don't take anything for granted and clarify all the important aspects of your renovation project. In particular, confirm when the work will start, how long it will take, who will be responsible for what.
What should I do if I want to make major changes to my renovation project after work has started?
Send change requests to your general contractor in writing, your contractor will give you a cost for the amendment  and raise an invoice via the Loomin platform. You can contact your renovation expert for guidance on costing to ensure the contractor's pricing is fair.
Why do I have to pay a deposit before the work starts?
A deposit allows the general contractor to purchase necessary materials and hire equipment and arrange workers. General contractors avoid financing homeowner projects and rarely agree to advance funds for the purchase of materials or the payment of subcontractors.
What should I do once the work is completed?
We will ask for your feedback on the experience and suggestions for improvement. We take all feedback seriously and will make adjustments, as required to provide the best home renovation services in the industry.
What should I do if I find imperfections?
If you find defects at the end of a renovation project, take note of them. Send this list to your general contractor, along with photos. Once the corrections have been made, review them together to ensure that everything is in order before you make your final payment. Your renovation expert is on hand to assist you if needed.

Materials Procurement

How is the LoominProcure service better than buying my own materials? How are materials ordered and delivered?
Loomin saves you time and money by offering complete construction materials Packages. Simply opt-in to LoominProcure on our platform, and our team of experts will take care of the rest. They will curate everything between you, the construction crew, and the suppliers to ensure everything is ordered and delivered on time.
What fixtures and materials can I see in person?
If you want to purchase finishes from our finishes catalogue, we can arrange to send wall/floor and joinery samples including kitchen cabinetry to any address of your choice for your review.

We will send you full specifications of heating/electric fixtures, accessories in all finishes, lighting fixtures, windows, and doors for you to review in detail and make informed decisions, and may be able to direct you to a local supplier showroom to view the finishes in person.
Can I return fixtures and materials for a refund?

All items from our catalogue except for kitchen cabinetry, countertops, and solid-surface backsplashes are eligible for a full refund. Kitchen cabinetry, countertops and solid-surface backsplashes are non-refundable after they have been ordered.

All items outside of our catalogue will incur a restocking fee; fees vary by vendor.

All returns are subject to the following conditions:

  • Item is unused and unaltered with all original contents and packaging.
  • Return is requested within 14 days of the original delivery date.
  • Damages to items are reported within 48 hours of the original delivery date.
Where does Loomin buy its materials
Loomin works with high quality, national brands. We have relationships with the largest kitchen, bathroom and building material vendors.

We are able to get favourable pricing and have visibility into availability — thus allowing us to procure high-quality materials at efficient timelines for our customers.
Who is responsible for receiving packages and when will they arrive?
All materials will be scheduled to arrive after construction has started. There are three main deliveries scheduled for the first week of construction and will be received by the contractor. Then there are typically two deliveries after second fix installations. Finally, depending on design selections, a few smaller items will be shipped via third party delivery agents. We work with our vendors and contractors to limit the number of packages that arrive outside of business hours but there may be a few small packages that come through the regular mail system.

Warranty

Will my renovation project be insured by Loomin?
All projects are covered by an Insurance Backed Warranty arrange by the general contractor through Loomin, which will protect your investments in the events of construction mishaps, defects, or uncompleted work by the contractor. To learn more about the warranty HIP, click here.
What should I do if a contractor damages my property?
In the event of damage to your home, contact your home insurance provider to make a claim and they will guide you through next steps.
What should I do if I am not satisfied with my renovation?
Contractors hired through the Loomin platform are required to offer a one-year guarantee for the work they provide. If you require corrections, email with a description of the issue and supporting photos. If the renovation project was not carried out through Loomin or was not paid for in full on our platform, you will have to make your own arrangements with the contractor.
What recourse options do I have if I can't reach an agreement with my contractor?
We recommend that you document your reasons for choosing the contractor and important decisions concerning your renovation project as they happen in order to have accurate references in the event of a disagreement. Be sure to address financial matters in writing rather than verbally.
